Property management fees in New Zealand
Management fees may be quoted as a percentage, a fixed fee or a combination of charges. This guide explains how the fee structures work, which extra charges to look for, and how to compare quotes on total annual cost rather than headline rate.

How much does a property manager cost in NZ?
There is no single national rate. What a property manager costs depends on the management agreement, and the total commonly reflects more than one charge rather than a single percentage.
When landlords ask how much property managers charge, the useful answer is the list of charges that can appear in the agreement, because that is what determines the property manager cost over a year:
- The management fee itself, as a percentage of rent, a fixed amount or a combination
- GST, which is 15% in New Zealand — check whether each figure quoted is inclusive or exclusive
- Letting or tenancy placement charges when a new tenant is found
- Routine inspection charges, if they are not included in the management fee
- Maintenance-related charges, such as supervision of larger work
- Administration, statement or end-of-year charges
- Any other agreement-specific charges, such as tribunal attendance or rent reviews
Ask each agency to put every one of these in writing on the same basis. Two agencies quoting the same percentage can produce a different property management cost once the rest of the agreement is included.
What does a property manager charge in NZ?
Residential property management is commonly priced using a percentage of rent, while some agencies use fixed fees or a combination of fees. Additional charges may also apply depending on the agency agreement.
Because the percentage is only one line of the cost, two agencies quoting the same rate can cost different amounts over a year. Additional charges can make a material difference to the total, so ask each agency to list them clearly.
Percentage fee or fixed fee?
| Percentage of rent | Fixed weekly or monthly fee | |
|---|---|---|
| How it scales | Rises as rent rises, so a higher-rent property costs more to manage | Does not change solely because the rent changes; check what the fixed fee includes |
| Vacancy | The agreement should specify whether the fee is calculated on rent due, rent collected or another basis, and what happens during vacancy | The agreement should specify whether the fixed fee continues, changes or pauses during vacancy |
| Predictability | Can change when the rent used in the calculation changes; check how arrears are treated | The base fee is set, but additional charges and vacancy treatment still affect the total |
| What to check | Whether it is calculated on rent due or rent collected, and whether GST is included | What is bundled in, and what is charged separately on top |
Which charges sit on top of the management fee?
A management fee may not include every service. Ask each agency to list any additional charges in writing.
- Letting or tenancy set-up — a separate fee may apply when a new tenant is placed; check how it is calculated.
- Advertising and photography — these costs may be included or charged separately at cost or at a fixed rate.
- Routine inspections — these may be included in the management fee or charged per inspection.
- Maintenance or project supervision — an additional fee or percentage may apply to some work; ask when it applies.
- Tribunal attendance or tenancy-dispute assistance — may be charged separately depending on the agency agreement.
- Statements, administration and end-of-year services — check whether any separate or recurring charges apply.
- Rent reviews and tenancy renewals — ask whether these services are included or charged separately.
How do I work out the real annual cost?
Multiply the weekly rent by 52, apply the management percentage, then add every fixed and per-event charge expected during the comparison year.
As a worked example only — not a market rate — a property renting at $650 per week with a quoted 8% management fee generates $33,800 of annual rent, so the management component is about $2,704 before GST. Add any applicable letting, inspection, advertising or other fees listed in the agreement. Running the same calculation for every quote makes the cost comparison more consistent.
New Zealand GST is 15%. Confirm whether each quoted management fee and additional charge is GST-inclusive or GST-exclusive before comparing the totals.
What should landlords compare besides price?
A lower management fee is not necessarily better value. Vacancy, tenant-selection problems, maintenance issues or compliance problems can add costs that are not captured by the headline management percentage.
- How vacancy is handled and, where available, recent re-letting performance
- Tenant selection and reference checking process
- Inspection frequency and whether you receive photo reports
- Who you deal with day to day, and their portfolio size
- How maintenance is approved and what spend limit applies without your sign-off
- Healthy Homes and compliance handling
- Arrears process and how quickly you are told
Compliance is a real cost line. Rental properties must meet the Healthy Homes standards — check current requirements and deadlines on Tenancy Services (tenancy.govt.nz), which is the authoritative source for residential tenancy obligations in New Zealand.
How PMCompare helps you compare fees
Rather than collecting quotes agency by agency, you submit your property once and receive proposals in a consistent format. Each proposal shows the base management percentage and an estimated annual total for management fees and inspections. Maintenance markup is shown separately because it depends on work carried out. You can compare these details alongside communication and included services. Your contact details are only shared once a manager you request a call with accepts the introduction.
Common questions
What does a property manager charge in New Zealand?
Residential property management can be charged as a percentage of rent, a fixed fee, or a combination of charges. The agreement should make clear how the fee is calculated and what additional charges apply.
Is the management fee charged on rent due or rent collected?
It depends on the agency agreement. Ask whether the percentage applies to rent due, rent collected or another basis, and how vacancy and arrears affect the charge.
Does the management fee include GST?
New Zealand GST is 15%. Confirm whether each quoted management fee and any additional charges are GST-inclusive or GST-exclusive so you can compare them on the same basis.
What is the average property management fee in NZ?
There is no single reliable average that applies to every New Zealand rental. Agencies use different percentages, fixed fees, inclusions and additional charges, so compare the expected total annual cost for your property rather than relying on one average rate.
